🚗 San Mateo Developments Getting Close to Vehicle Trip Limits

Many new development projects around the Hillsdale and Hayward Park Caltrain stations in San Mateo are approaching the maximum number of permitted vehicle trips under local transit-oriented development rules. The city has long encouraged development in these areas, especially within a half-mile of Caltrain, to reduce reliance on cars and promote transit use.

26 projects have been completed in these transit-adjacent zones, including the large mixed-use Bay Meadows development. Officials are watching closely, since exceeding trip thresholds could trigger new mitigation requirements or slow approvals for future projects. These limits are part of San Mateo’s long-term strategy to manage traffic, support transit, and reduce environmental impacts. 💵 San Mateo County To Get Climate Cash

Over $100 million in state Proposition 4 climate bond funds are being directed toward coastal resilience in San Mateo County. The funding is aimed at helping communities vulnerable to sea-level rise, especially East Palo Alto, where projections indicate that nearly half the population and over 60% of land could be at risk of flooding within a decade without action. Of the total, about $62 million will go toward coastal resiliency projects, and another $40 million toward projects under the Bay Area Conservancy program.

State Sen. Josh Becker has been a major advocate of the allocation, noting that prevention now will save larger costs (financial, human, environmental) later. The funds will support shoreline restoration and other adaptation projects intended to protect vulnerable populations and land areas. 📄 County Green-lights First-Ever Broad Union Labor Agreement

San Mateo County’s Board of Supervisors recently approved a Project Labor Agreement (PLA) that will apply broadly to most public works projects over the next five years starting July 1, 2026. The thresholds for when it applies depend on project cost, gradually lowering over time ($3 million in 2026, then decreasing in later years). The goal is to ensure better safety, improved working conditions, stable wages, and more consistent quality in infrastructure work.

Advocates say it also opens pathways into the middle class for veterans, women, and communities often underrepresented in construction trades. It’s the first time the County has enacted a “broad” PLA (rather than project-specific) in this way. Read more here.
