San Carlos considers changes tied to new SB 79 housing rules
The law could ultimately allow taller and denser housing near transit, potentially changing the character of parts of the East Side while creating opportunities for additional homes close to downtown and Caltrain. For residents, the changes could mean more housing and potentially more transit-oriented development in the years ahead, although individual projects would still need to go through the city’s development process. San Mateo County moves to regulate commercial humanoid robots
San Mateo County supervisors have unanimously approved a resolution establishing new rules for the use of commercial humanoid robots, making the county one of the first places in the country to take this step. The proposed framework would require permits for commercial robots, emergency shut-off mechanisms and fire-safety measures, while also allowing the county to collect fees that could help purchase specialized firefighting equipment.
Officials are particularly interested in potential risks associated with the lithium-ion batteries used in some robots, as well as keeping track of companies and possible job displacement as the technology becomes more common. The measure has received support from labor and AI-safety advocates, while some community members have expressed both excitement about the technology and concerns about its effect on employment. Hillsborough Estate Sells For Record $70 Million

A 12-acre estate in Hillsborough has sold for $70 million, setting what the listing agent says is both the highest home sale in Northern California so far in 2026 and the highest recorded sale in Hillsborough. The approximately 12,000-square-foot property includes six bedrooms, 12 bathrooms and multiple structures, including a main residence, guest house, sports pavilion, pool, amphitheater and belvedere overlooking a reflecting pond. The sports facilities include a sunken Olympic-size tennis court, pickleball courts, volleyball and golf amenities, and the property reportedly took six years to develop with about 110 subcontractors involved. The sale is double Hillsborough’s previous $35 million residential record from 2022, and the listing agent said activity at the very top end of the local market has increased, citing connections to the Bay Area’s artificial intelligence industry. The buyer was not identified but reportedly works in AI and chose Hillsborough in part because of its location between San Francisco, Silicon Valley and SFO. Read more here.
